Inhumane, intrusive and unethical Lettings team, who simply don't care about the tenant. I had to suffer a long 'cold' stay as they simply wouldn't arrange for the heating problem to be fixed, despite multiple reminders. During notice period, they simply used the service key to enter my apartment, without notice (to my shock!) while I was sleeping in bed, 40 mins email notice on another instance, and many times again without as much as waiting for my acceptance. I had to suffer a horrible 7 months for which they wouldn't as much as apologize. The worst tenancy of my life - I strongly recommend future tenants to avoid at any cost.

Its based on my own experience renting from them between October 2017 to July 2018.1) You are shown around a property and told that the washing machine, drier and dish washer are part of the rental. However, once you move in, which is true:a) They are all brokenb) Pymm & Co suggest that you should pay to have them fixedc) Pymm & Co suggest you broke themd) Pymm & Co email you lots of small print about how they only promised there was a space for the itemse) All the items stay in your property in the way of any working items you might like to bring inf) Pymm & Co kindly give you permission to remove them yourselfg) All of the aboveThe answer is g). Note: be prepared for imaginative use of the truth and for re-purchase and maintenance costs to be pushed to you. You may be asked to pay for things that go wrong or were broken before you arrived. 2) When you are living in the property which of the following communications come from Pymm & Co a) You are passively aggressively told that you are difficult to get hold of and not available when you cant be at home to let in their workpeopleb) You are told that to maximise your chance of getting your deposit back you must clear the thousands of weeds you inherited and clean to inventory standard even though the property was dirty and stressed when you moved in and you were never sent an inventory c) That an inspection before your tenancy runs out demands an extra fee of 50, so that a conversation about the state of the property on exit only comes at a cost.d) That despite your deposit being held in trust by an independent authority, Pymm & Co apparently write a report and any decisions on deductions from your deposit are 'made by your Landlord on receipt of the report'.e) Attempts are made to take large deductions from your deposit until you demonstrate that you took many pictures of the clean property on exit and will contest these charges in courtf) All of the aboveThe answer is f)Note: Pymm & Co representatives may be condescending and rude and expect you to do work or pay for the everyday managing and maintenance of the property. They may also ignore your rights when the issue of the deposit is to be decided. You might leave the property in perfect condition but expect to get legal!Btw. Beware of a clause in your contract that refers to reasonable administrative charges if you have to leave a contract early. This may be two-thirds of a months rent, whatever the reason you need to leave!
Total rip off.. The employees knew that we were students, however, they took our down payments. 2 days before moving into the house, they told us that they cannot accept our application anymore because we will be paying our bills with loan money. Does it matter how I pay my bills??? All that matters is, its being paid. Long story short my friends and i lost 660 pounds.
Dishonest bullshitters. Told me vendors had a place to buy, 2 months down the line they advised they'd just found somewhere. Recommended the worst solicitors - must get a big commission! Made other promises which were rubbish - avoid
